In fact, the following Phases of Construction outlines our custom home route for individual buyers and tends to make the process more familiar and less daunting.

I. Design Phase:
An architect or plans designer develops the house plans.
Duration: 4-8 weeks for a complete set of plans
II. Cost Estimate/Bidding Phase:
Seidl Home Company submits the completed plans to its trade partners to obtain a firm bid for the project.
Duration: 2-4 Weeks
III. Financing Phase:
Seidl Home Company submits the necessary information to the lender of choice for the buyer's construction financing, or
Seidl Home Co. obtains the financing for the construction of the home; the buyer obtains the term or end loan financing.
Duration: 2-4 Weeks
IV. Architectural Control Phase:
The architectural control process occurs at the same time as the construction financing,
Seidl Home Company submits the necessary documents to the community's architectural control committee for design approval.
Duration: 1-2 Weeks
V. Permit Phase:
Seidl Home Company submits the necessary documents to the appropriate government office to obtain the building permit.
The permit process occurs at the same time as the construction financing.
Duration: 2-4 Weeks
VI. Construction Phase:
Once Seidl Home Company receives the building permit, excavation and the
construction process can begin.
Duration: 4-6+ Months
Suggested on-site conferences or walk-throughs with the builder:
Pre-construction conference (1 hour)
Framing walk-through (1 hour)
Electrical walk-through (2 hours)
Finish carpenter walk-through (1 hour)
Final walk-through (1 hour)
